Five roadmap phases

The Korean roadmap treats purchase progress as preparation 0 to 30 percent, exploration 30 to 60 percent, contract 60 to 100 percent, move-in, and stabilization over 36 months. The English page preserves that phased structure rather than replacing it with a generic savings goal.

The 2026 financing context includes stress DSR stage 3, life-first LTV up to 80 percent in eligible cases, and newborn special loan screening. Contract cash is modeled around 5 percent earnest money, 10 percent middle payment, and 85 percent balance payment.

Loan and cost assumptions

The newborn special loan rate is 1.6 to 3.3 percent, with a KRW 500 million loan ceiling and couple income threshold up to KRW 200 million in the source content. Didimdol is represented at 2.15 to 3.0 percent with a KRW 500 million house-price ceiling and KRW 250 million loan ceiling, while Bogeumjari is 3.25 to 3.95 percent with a KRW 600 million house-price ceiling and KRW 360 million loan ceiling.

Acquisition tax is modeled at roughly 1.0 to 3.0 percent for ordinary cases, brokerage and legal fees around 0.5 percent, legal scrivener cost around 0.1 to 0.2 percent, and move-in emergency cash around 3 to 5 percent. Refinancing becomes worth checking when the available rate is at least 0.5 percentage points lower.
