This guide follows the Korean newborn special purchase and jeonse loan calculator for households with a child born or adopted after 2023-01-01.

Purchase loan conditions

The purchase loan is based on the Didimdol structure. Income can be up to KRW 130 million, or up to KRW 200 million for dual-income households under the Korean guide, with 2025 net asset reference up to KRW 506 million.

The house price limit is KRW 900 million, exclusive area is generally up to 85 sqm or 100 sqm in non-capital eup or myeon areas, LTV is 70 percent, first-time buyer LTV can be 80 percent, DTI is 60 percent, max loan is KRW 500 million, and the 2026 guide rate range is 1.60 to 4.50 percent.

Jeonse loan conditions

The jeonse loan uses the Beotimmok-style structure. Income limits are the same, 2025 net asset reference is KRW 345 million, and the maximum loan is KRW 300 million but only up to 80 percent of the deposit.

Deposit limits are KRW 500 million in the capital region and KRW 400 million outside the capital region. The basic term is 2 years, with up to 4 extensions and a maximum of 12 years. For small deposits at or below KRW 200 million, the cap can be reduced to KRW 240 million.

Special-rate period and examples

For purchase loans, the special-rate period is 5 years and then normal Didimdol rules apply. For jeonse loans, 1 child gives 4 years, 2 children gives 8 years, and 3 or more children gives 12 years in the Korean guide.

Example checks: annual income KRW 70 million and a KRW 500 million first-time purchase can reach KRW 400 million by LTV 80 percent; a KRW 300 million jeonse deposit gives KRW 240 million by 80 percent; a two-child KRW 700 million house at LTV 70 percent gives KRW 490 million, below the KRW 500 million cap.
