Separate vs comprehensive tax

For housing rental revenue of KRW 20 million or less, the Korean model compares separate taxation at 14 percent with comprehensive taxation under the progressive 6 to 45 percent brackets.

Registered rental businesses use a 60 percent expense rate and KRW 4 million basic deduction when the other-income condition is met. Unregistered cases use a 50 percent expense rate and KRW 2 million deduction.

Deemed rent rules

Deemed rent is added when deposit thresholds are exceeded. For three or more houses, the threshold is KRW 300 million of deposits after excluding qualifying small housing.

The Korean source also reflects the 2026 high-value two-house rule: when both houses exceed the KRW 1.2 billion standard-price threshold and deposits exceed KRW 1.2 billion, the excess can generate deemed rent. The formula uses 60 percent and a 3.1 percent deposit interest rate.

Commercial rental and health insurance

Commercial rental income is modeled under comprehensive taxation only, with simple expense rate 42.6 percent, standard expense rate 12.8 percent, or actual expenses. Commercial rent can also require a separate 10 percent VAT review.

The result estimates health-insurance impact because rental income can affect dependent status or extra premiums. Tax due and health-insurance cost should be read together when judging after-tax yield.
