Savings, LTV, and DSR

The Korean model projects assets by adding monthly savings, applying the selected savings return, and growing income and the target house price every year. Purchase timing is reached only when equity and loan capacity both clear the target price.

DSR generally uses a 40 percent ceiling. The calculator subtracts existing annual debt service from the annual DSR allowance, then converts the remaining repayment capacity into a mortgage amount over the selected interest rate and term.

Policy loan references

Life-first buyer LTV 80 percent is a planning reference in the Korean content, but actual approval still depends on region, borrower status, collateral value, and bank screening. The input LTV is therefore exposed as a scenario variable.

The newborn special loan reference is 1.6 to 3.3 percent, up to KRW 500 million, with a house price up to KRW 900 million. Didimdol is referenced at 2.15 to 3.0 percent, and Bogeumjari at 3.25 to 3.95 percent.

Stress DSR and reading the result

Stress DSR phase 3 adds 1.5 percentage points to the interest-rate stress in the Korean guide. That can reduce loan capacity even when today payment looks affordable.

Use the result as a timing and affordability simulation before lender review. Final numbers require income documents, debt records, subscription and policy-loan eligibility, collateral appraisal, and the bank rule set on the screening date.
