LTV and DSR basis

DSR generally uses a 40 percent ceiling in this model. The calculator first computes the maximum monthly repayment capacity from annual income, subtracts existing monthly debt service, and then converts that capacity into a loan amount over the selected term and interest rate.

LTV examples of 70, 80, and 90 percent should be read as scenario inputs, not automatic approvals. A lender can apply a lower cap by region, borrower status, program type, collateral value, or internal credit policy.

Repayment method

Equal total payment spreads the monthly payment more evenly and is used as the default. Equal principal repayment starts with a higher first payment and then declines, usually reducing total interest over the whole term.

The Korean source returns maximum loan amount, monthly payment, total repayment, total interest, LTV capacity, DSR capacity, and DSR ratio. This English page calls that same function rather than using a rate-only estimate.
