Pyeong and square-meter conversion

Korean apartment listings often mix square meters and pyeong. The standard conversion is 1 pyeong = 3.3058 sqm. Therefore 84 sqm is about 25.41 pyeong, and 24 pyeong is about 79.34 sqm.

The English calculator calls the Korean conversion library so every downstream area basis is calculated from the same constant. It does not approximate pyeong as 3.3 sqm when contract decisions depend on precision.

Exclusive, supply, and contract area

Exclusive area is the private living area inside the unit. Supply area adds residential common areas such as stairs and corridors. Contract area can add wider common areas such as parking or management facilities.

The default exclusive ratio is 75%, the common-area ratio is 125%, and the usable-area ratio is 80%. Those are planning assumptions, not guarantees for a specific complex or floor plan.

How to compare listings

When comparing prices, use the same basis. A price per pyeong using contract area can look lower than a price per pyeong using exclusive area even when the total sale price is the same.

Before signing a sale, subscription, or lease contract, confirm the official exclusive area, supply area, balcony-extension status, and common-area calculation in the prospectus or registry documents.
