1 pyeong = 3.3058 sqm. Building coverage ratio = building area / lot area x 100. Floor area ratio = FAR-counted gross floor area / lot area x 100.

Basement floors and parking floors are excluded from FAR under the modeled Korean assumptions, while building coverage uses the building footprint against the lot area.

Zoning references

Class 2 general residential area has BCR 60 percent and FAR 100 to 250 percent in the Korean guide. General commercial area BCR 80 percent and FAR 200 to 1,300 percent.

Local ordinances, district-unit plans, height limits, sunlight rules, parking rules, road conditions, and redevelopment district rules can lower the practical buildable area below the headline zoning cap.

Forward and reverse planning
