Cost basis

The jeonse side calculates loan amount from deposit times loan ratio, then adds loan interest and self-capital opportunity cost. The monthly-rent side adds rent, management fee, and opportunity cost on the smaller deposit.

For the reference model, the 2025 legal conversion reference is 5.0 percent, based on base rate plus 2 percentage points in the older calculator assumption. Market comparison often uses a market range of 3.5 to 6.0 percent depending on region and property type.

Conversion formulas

Monthly rent from jeonse is calculated as the deposit difference times conversion rate divided by 12. Jeonse equivalent from monthly rent is monthly deposit plus monthly rent times 12 divided by conversion rate.

A KRW 300 million jeonse deposit with a 50 percent loan at 4.5 percent creates about KRW 6.75 million annual loan interest, or roughly KRW 562,500 per month before opportunity cost.
