Reconstruction excess-profit levy calculator

This English page follows the Korean reconstruction excess-profit levy model for normal gain, development gain, exemption threshold, progressive levy, long-term one-house relief, and senior payment deferral.

Threshold and brackets

The Korean guide applies a KRW 80 million exemption threshold for per-house excess profit. Above that threshold, the bracket width is KRW 50 million.

Progressive rates are 10 to 50 percent, increasing by bracket. The calculator separates total gain, normal housing-price increase, development cost, excess profit, and levy before relief.

Relief rules

Long-term one-house relief runs from 10 percent at 6 years to 70 percent at 20 years in the Korean model. This is why holding period and one-house status are separate inputs.

Senior payment deferral can apply for age 60 or older when the legal conditions are met. Deferral changes payment timing, not the underlying levy calculation.

Document check

Use the result with appraisal value, completion value, normal price increase data, development-cost proof, ownership period, household status, and official levy notice. Final assessment is administrative and can differ from early project materials.
