Tax base and basic deductions

The Korean comprehensive property tax starts from the publicly assessed value, not market price. For housing, the individual general basic deduction is KRW 900 million, the one-household one-house deduction is KRW 1.2 billion, and the corporation basic deduction is zero.

After the deduction, the Korean model applies the 60 percent fair-market value ratio to produce the tax base. Land is handled separately with general aggregate and separate aggregate categories, so this is not a single flat property-value percentage.

Credits and rural special tax

The calculator subtracts the property-tax credit first, then applies the one-household one-house age and holding-period credits where available. The combined age and holding credit is capped at 80 percent.

Rural special tax is 20 percent of the comprehensive property tax after credits. Installment treatment is then tested by the main tax amount, with a KRW 2.5 million threshold and a larger split rule above KRW 5 million.

How to use the result

A low taxable amount can still produce tax when a land component is entered. Conversely, an expensive single house can be outside the housing portion when the assessed value stays at or below KRW 1.2 billion.

Use the output to compare public-price changes, one-household status, age, holding period, and land classification before the annual bill arrives. Actual assessment notices and jointly owned homes can require separate review.
