Redevelopment contribution calculator

This English page follows the Korean redevelopment contribution model for previous asset appraisal, proportional rate, member sale price, rights value, and extra contribution.

Core formulas

Right value = previous asset appraisal x proportional rate. Contribution = member sale price - right value. These formulas are the central Korean redevelopment contribution logic.

Proportional rate = (total sales revenue - total project cost) / total previous asset value x 100. A low proportional rate can turn an apparently cheap member sale price into a high contribution burden.

What moves the result

Total project cost includes construction, relocation, finance, administration, compensation, and contingency assumptions. Total sales revenue depends on general-sale price, member-sale price, commercial sales, and unsold-risk assumptions.

Management-disposal approval is the stage where member sale price, appraisal value, proportional rate, and contribution become much clearer. Earlier figures are planning estimates and can change through association resolutions.

Use with association documents

Use the calculator with appraisal notices, management-disposal plan, association budget, general-sale assumptions, and minutes that explain project-cost increases. Contribution sensitivity matters because small rate changes can shift cash calls by tens of millions of won.
