Mandatory installation rule

Under the Eco-friendly Vehicle Act, apartment complexes with 100 or more households must secure EV charging infrastructure. New buildings after 2022-01-28 use a 5 percent parking-space ratio, while existing buildings use 2 percent.

For existing buildings, the deadline was 2025-01-27, extendable to 2026-01-27. Noncompliance can lead to up to KRW 30 million enforcement charge, so the Korean calculator keeps legal shortage and timing risk visible.

Unit costs and subsidy

Slow 7kW chargers are modeled around KRW 2 million to KRW 4 million per unit, outlet-type 3kW chargers around KRW 500,000 to KRW 800,000, and fast chargers of 50kW or more around KRW 20 million to KRW 40 million per unit.

Government and local subsidies can cover up to 50 percent depending on program and charger type. The Korean source also distinguishes common-area owner burden, long-term repair reserve funding, equal household allocation, and area-ratio allocation.

Resident allocation

The output should be read as a board-level cost estimate: total installation cost, subsidy, reserve use, out-of-pocket cost, household allocation, and compliance gap. A low unit quote is not enough if electrical capacity, trenching, or reserve funding is missing.
