LTV is generally 70 percent, first-time buyer can reach 80 percent, and DTI is 60 percent. The 30-year rate example in the Korean content is 3.80 percent for annual income from KRW 40 million to KRW 70 million before discounts, with savings subscription, first-time, local, children, and electronic-contract discounts depending on facts.

Bogeumjari framework

Bogeumjari allows a house price up to KRW 600 million in the Korean comparison and can be used by some one-home owners with a disposal condition, while Didimdol is generally stricter on homeless status.

Bogeumjari maximum loan examples are KRW 360 million general, KRW 420 million first-time buyer, and KRW 400 million multi-child. LTV is generally 70 percent, first-time buyer can reach 80 percent, DTI is 60 percent or 50 percent in regulated areas, and 2026 fixed-rate examples include 10-year 4.70 percent, 15-year 4.80 percent, 20-year 4.85 percent, and 30-year 4.90 percent before discounts.

Reading the recommendation

The Korean scenario with income KRW 55 million, capital-region KRW 450 million house, and first-time buyer status gives Didimdol 3.80 percent minus 0.2 percentage point and Bogeumjari 4.90 percent minus 0.1 percentage point, creating a 1.2 percentage point gap.

If income is KRW 68 million and the house is KRW 550 million, Didimdol can fail while Bogeumjari may still work under the general income and house-price cap. Actual approval still depends on credit, appraisal, DSR, collateral screening, and government rate updates after the 2026 June reference.
