A jeonse ratio above 80 percent is danger in the Korean source, and above 100 percent is critical. The ratio is jeonse deposit divided by market price.

Total debt ratio adds senior mortgage, senior lease deposit, and the new jeonse deposit, then divides by market price. A high total debt ratio can create a loss even if the jeonse ratio alone looks moderate.

The insurance estimate compares HUG, HF, and SGI. HUG normal rate range is 0.115 to 0.154 percent with a capital-area deposit cap of KRW 700 million and noncapital cap of KRW 500 million in the source table.

HF is lower cost but has its own conditions, while SGI can allow a higher cap with a higher normal rate range. Use the estimate with the actual guarantee application, registry, lease contract, and lender requirements.
