Fixed date

A fixed date costs KRW 600 in person or KRW 500 online in the Korean source. Extra fee is KRW 100 for each four-page block above the base four pages.

The fixed-date path assumes move-in report and residence can be completed, so it is usually far cheaper than jeonse-right registration while still supporting priority protection under the housing lease framework.

Jeonse-right registration

Jeonse-right registration license tax is deposit times 0.2 percent, with a minimum of KRW 6,000. Local education tax is 20 percent of that tax, and filing fees are KRW 15,000 on paper, KRW 13,000 by e-Form, and KRW 10,000 electronically.

The model adds miscellaneous documents, optional lawyer fee plus 10 percent VAT, and optional cancellation cost. A KRW 300 million deposit example therefore shows much higher cost than a fixed date alone.

Choosing the method

If move-in report and residence are possible, the source recommendation usually favors fixed date for cost efficiency. If residence registration is difficult and the landlord consents, jeonse-right registration can be the stronger protection route.
