This page translates the Korean farmland-preservation and forest-resource replacement charge model, including area, official land price, zone rate, caps, unit rates, surcharge, and reductions.

Farmland preservation charge

Farmland Act Article 38 is the legal anchor in the Korean guide. Agricultural promotion zone 30 percent and outside zone 20 percent are applied to official land price per square meter.

The KRW 50,000 per sqm farmland cap limits the per-unit farmland charge. The calculator shows whether the cap applies and then applies the selected reduction rate.

Forest replacement charge

Forest unit rates are 8,190, 10,640, and 16,380 KRW per sqm depending on conservation classification in the Korean rule table. These unit rates are not replaced by a generic percentage.

The official land price 1 percent surcharge is capped at KRW 8,190. The calculator adds the capped surcharge to the forest unit rate and then applies reductions.

Before filing

Confirm land category, agricultural-promotion zone status, forest conservation status, official land price, exempt or reduction basis, and permitted conversion area before filing. Actual charges can change if the approved area differs from the planned area.
