Funding gap and LTV

Fund needed equals old deposit minus new deposit. The LTV limit uses house price, region, house count, senior debt, and the senior claim amount from either the new tenant deposit or the regional priority deduction.

The 2026 source LTV table uses 50 percent for one-house speculative or regulated areas, 30 percent for multi-house in speculative or regulated areas, 70 percent for one-house capital or local, and 60 percent for multi-house capital or local.

2025-06-27 policy cap

The Korean source preserves the 2025-06-27 policy rule: capital-area and regulated-area new contracts or acquisitions after 2025-06-27 can be capped at KRW 100 million for one-house cases.

For capital-area or regulated-area multi-house landlords after 2025-06-27, the source can mark the loan blocked. Local non-capital cases are exempt from this KRW 100 million cap branch.

Income regulation

DTI 60 percent special treatment applies only when the old jeonse contract was before 2023-07-03 and tenant-protection measures such as return guarantee commitment are satisfied.

Otherwise the calculator applies general DSR 40 percent with stress-rate add-ons: 1.5 percentage points in speculative and capital areas and 0.75 percentage point in local areas. Repayment output then uses equal payment, equal principal, or maturity repayment.
