A fire-facility inspection starts a chain of deadlines
This planner helps building owners and managers organize inspection booking, submission of inspection results, repairs, the completion report and the cash needed for actual quotes.
Paying an inspection provider does not automatically complete the responsible person’s reporting duties.
The provider submits results to the responsible person, who separately reports them to the fire authority.
Different events start different periods, so each is recorded separately.
Korea-specific rules for 2026, checked October 14, 2026.
Classification is conditional on the facts you confirm.
The actual authority notice and registered provider’s confirmation take priority.
The result does not establish facility safety, inspector qualifications or approval of an extension.
Operational and comprehensive inspection classes
Ordinary operational inspections
Ordinary specific fire-safety premises subject to the fire-safety manager appointment duty require an operational inspection at least once a year.
Premises without that appointment duty, hazardous-material manufacturing and similar premises, and the Special grade have exclusions that need separate review.
Simplified sprinklers and automatic fire detection relate to operational inspector qualifications.
A simplified sprinkler must not be entered as the full sprinkler condition for comprehensive inspection.
Ordinary comprehensive inspections
Conditions include a full sprinkler system; non-hose-reel-only water-spray or equivalent equipment in premises of at least 5,000 m²; and the specific listed multi-use businesses in premises of at least 2,000 m².
Smoke-controlled tunnels and qualifying public institutions of at least 1,000 m² have additional conditions.
A building name or floor-area number alone cannot classify every Korean property.
The public-institution condition requires indoor hydrants or automatic fire detection, and excludes the specified institutions where a statutory fire brigade is stationed.
The Special grade requires a comprehensive inspection at least once per half-year, rather than the ordinary annual schedule.
This planner leaves the detailed Special-grade and hazardous-premises schedules for authority review.
Check the documents before entering facts
Property reference date and installations
Use the approval date in the building register or other record specified by the regulation.
Conflicting document dates, additions, changed uses and multiple approval dates require confirmation of the applicable reference date.
Gross floor area differs from exclusive floor area or a provider’s chosen work area.
The listed multi-use business box means the particular trades in Attached Table 3, rather than every business commonly described as multi-use.
Actual events and confirmation states
Do not put the initial inspection into the previous regular comprehensive-inspection field.
Inspection completion, provider submission, the authority result report and remediation completion are separate events.
Leave events that have not occurred blank; an actual completion cannot follow the reference date.
A confirmation checkbox records your statement that you checked the facts.
It does not mean this website authenticated an authority document.
The 60-day initial inspection and regular inspection months
- New facilities require an initial inspection within 60 days from when the building could be used.
Enter that event separately from the original approval date used for periodic scheduling.
- Regular operational and comprehensive inspections, excluding the initial inspection, start in the year after building approval.
A building approved in 2026 can therefore have no 2026 regular row while still having an initial-inspection duty.
- Ordinary operational-only premises use the end of the approval month.
The ordinary comprehensive inspection takes place in the approval month, while its operational inspection takes place in the month six months after the previous regular comprehensive inspection.
- A qualifying public school with an approval month from January through June may use the June 30 comprehensive-inspection exception.
Do not apply this to every educational facility or private academy.
A month window, rather than the same day six months later
For approval on 2020-04-12 and a regular comprehensive inspection on 2026-04-15, the ordinary comprehensive window is April 2026 and the operational window is October 2026.
The operational date is not automatically October 15 or 180 days later.
The window ends on Saturday, 2026-10-31, so the booking preparation date is October 30.
The planner preserves the inspection month and does not automatically extend that window into November.
Result submissions and completion reports use different calendars
Enforcement Rule Article 23(3) excludes Saturdays and public holidays from the submission and result-report periods in paragraphs 1 and 2.
Applying that special rule to every later step would incorrectly postpone some completion reports.
The starting day is excluded.
Calendar-day deadlines use the ordinary end-day holiday adjustment, while an actual authority-notified date is retained as entered.
Starting events, basic periods and calendar rules for each inspection procedure| Procedure | Starting event | Basic period | Calendar rule |
|---|
| Provider → responsible person | Inspection ends | 10 days | Excludes Saturdays and public holidays |
| Responsible person → authority | Same inspection end | 15 days | Excludes Saturdays and public holidays |
| Repair reference limit | Authority result report | 10 days | Calendar days; authority notice required |
| Replacement reference limit | Authority result report | 20 days | Calendar days; authority notice required |
| Completion report | Actual remediation completion | 10 days | Calendar days; end-day adjustment |
| Inspection record posting | Authority result report | 10 days | Calendar days; end-day adjustment |
The 2026 calendar includes statutory and substitute holidays, May 1 Labor Day, July 17 Constitution Day and June 3 local-election day.
Enter additional temporary holidays only after checking the official designation.
Private company closures and personal leave are different from statutory holidays.
Automatic day-based deadlines crossing into 2027 remain pending until the new rule version and holiday calendar are verified.
The authority notice controls the remediation date
Repair versus removal and replacement
Under Enforcement Rule Article 23(5), the authority sets and notifies a completion period within 10 days from reporting for repair or maintenance, or within 20 days for removal and replacement.
Complex scale or procedures can justify a different period.
The calculated reference limit therefore needs comparison with the actual date in the notice.
Major violations require action without delay
Enforcement Decree Article 34 covers failures of fire pumps, control panels or fire power supplies; fire receivers; closed or blocked extinguishing pipes; and fire doors or automatic shutters that have lost their function.
The provider must notify the responsible person immediately, and the responsible person must take necessary measures without delay.
The planner does not convert the notification date into a repair deadline or grant a 10-day or 20-day grace period for a major violation.
An extension requires a statutory reason and authority approval.
The planner calculates three calendar days before the confirmed completion date and suggests the preceding working day if that falls on a holiday.
For a notified date of 2026-10-27, three days before is Saturday, October 24, and the preparation date is October 23.
Submitting an application does not automatically extend the original deadline.
How to use the planner
- Collect the register, installation list and inspection history.
Confirm use, area, systems and the appointment duty, leaving unconfirmed conditions unchecked.
- Enter the original approval date and previous regular comprehensive inspection.
For a required initial inspection, enter the separate building-use event.
- Record actual inspection completion, submissions and reports.
Keep events that have not occurred blank to identify what still needs recording.
- Compare the provider’s remediation category with the authority notice.
After repairs, enter actual completion to calculate the separate completion-report deadline.
- Enter quotes with matching VAT and scope, together with available funds.
Save the report and calendar, then confirm dates and documents with the provider and authority.
Worked October 2026 examples
Inspection ends October 1
For an inspection ending on 2026-10-01, provider submission is due on 2026-10-19 and the authority result report on 2026-10-26.
The October 5 substitute holiday, October 9 Hangeul Day and weekends are excluded while counting 10 and 15 working days.
Entering an actual provider submission on October 19 does not restart the result-report period.
Separate case: report October 16, repairs finish October 23
An actual authority report on 2026-10-16 gives a repair reference limit of October 26 and a removal-and-replacement reference limit of November 5.
The actual notified completion date takes priority in either case.
Actual repair completion on 2026-10-23 gives a completion-report deadline of 2026-11-02.
This does not count ten new working days from the repair completion.
A weekend at the end of the initial 60-day period
For a new-facility building-use event on 2026-09-01, excluding the starting day gives a raw 60-day date of 2026-10-31.
Adjusting the weekend end day gives 2026-11-02.
When October 31 instead represents the end of a periodic inspection month, the planner preserves the window and shows an earlier booking preparation date.
Read the basis attached to each row.
Quote budget and cash shortfall
Add actual quotes with matching scope
Budget = inspection quote + remediation quote + other quoted costs.
Shortfall = max(0, budget − available funds).
For KRW 300,000 inspection, KRW 1,500,000 remediation and KRW 200,000 other costs, the budget is KRW 2,000,000.
With KRW 1,200,000 available, the shortfall is KRW 800,000.
These are fictional arithmetic examples, not a nationwide average or a statutory standard price.
Unconfirmed quotes leave the total pending.
User-assumed quotes remain marked as assumptions even when a number is calculated.
A confirmed zero differs from an unknown price.
Check travel, repeat visits, parts, construction, disposal, VAT and payment timing, and avoid entering the same item twice.
Practical uses for owners and managers
Prevent missing a result report
An owner who previously recorded only the provider visit can save separate submission and result-report dates.
The TXT report preserves events and confirmation states when responsibility changes between managers.
It helps the next person identify completed steps and missing documents.
Coordinate repairs and cash
After verifying the authority date, compare parts availability, construction scheduling and actual quotes.
If completion is difficult, prepare reasons and evidence and check extension eligibility with the authority.
A contractor’s preferred date does not replace the notified deadline without approval.
Apartment managers must also manage household inspections separately.
Attached Table 3 addresses every household over two years, remote-inspection conditions and plans for at least 50% per inspection for operational-only premises or 30% where comprehensive inspections apply.
A building completion row does not establish compliance with every household-level duty.
Interpret the results and prepare the documents
- Upcoming, due today and past due compare dates with your entered reference date.
Late completion means an entered event follows the displayed date; it does not determine a violation or penalty amount.
- An authority-review row means the notice date or a special-premises decision still needs checking.
Do not postpone repairs just because a reference limit is displayed.
- Unconfirmed, pending input and not applicable are different states.
A missing start date or a date outside 2026 is not converted into zero days or no duty.
- The result report includes the inspection report and remediation plan, with staffing confirmation when a management business performed the inspection.
For the completion report, check before-and-after photo evidence for each plan item and the fire-facility construction contract.
- Keep inspection reports and checklists for two years from the inspection end.
Post the inspection record within ten days from reporting and retain it until the next record is prepared and posted.
Frequently asked questions
Can I add the provider’s 10 days to the responsible person’s 15?
Both start from the same inspection end.
Do not add them together or count 15 new days after provider submission.
Do all deadlines exclude weekends and public holidays?
The 10-day provider submission and 15-day result report exclude Saturdays and public holidays throughout the period.
Completion reporting and posting use calendar days with a separate end-day adjustment.
Are repairs always due in 10 days and replacements in 20?
The authority sets and notifies the period under the statutory criteria and may set a different period for complex work.
Use the actual notice date.
Does a major violation have a repair planning grace period?
Necessary measures are required without delay.
An ordinary reference limit does not postpone that immediate duty.
Is the operational inspection 180 days after the comprehensive one?
It is in the month six months after the comprehensive-inspection month.
This differs from adding 180 days or using the same day of the month.
Does applying for an extension change the deadline?
Authority approval and notification are needed.
Prepare the application and recalculate using the revised notified date after approval.
Why is a deadline in the next year pending?
This tool uses verified 2026 rules and holidays.
It does not infer the 2027 version or holiday calendar.
Will the tool provide an average repair price if I have no quote?
It does not insert an automatic average.
Confirm provider quotes, VAT and work scope, or retain the assumed-quote status when using your own scenario.
Official sources and update checks
The National Law Information OPEN API was checked for the current Act MST 236977, Decree MST 290451, Rule MST 287831 and Attached Table 3 serial 18258477.
The Rule version is effective July 1, 2026; the Decree version is effective October 2, 2026.
The evidence was checked October 14, 2026.
The model uses Act Articles 22–23, Rule Articles 23–25, the classifications, timing and exceptions in Attached Table 3, and the public-holiday regulation.
Recheck after amendments, property or equipment changes, temporary holiday designations, authority requests, exemptions or approved postponements.
The output cannot replace provider registration, inspector qualifications, staffing requirements or the quality of the actual inspection.
Save the dates and confirm the next step
Save the TXT report with inputs and confirmation states, and import dated rows through the ICS calendar.
The calendar preserves the distinction between reference limits, confirmed notices and application preparation dates.
Confirm report receipt, plan submission, repair contracting and before-and-after evidence with the responsible people.
