Farmland and forest capital gains tax reduction calculator

This guide translates the Korean farmland and forest capital-gains-tax reduction model for self-cultivated farmland, replacement farmland, livestock land, self-managed forest, public expropriation, caps, and special rural tax.

Legal basis and reduction types

The Korean content cites Special Tax Treatment Restriction Act Articles 69, 70, 69-2, 69-4, 77, and 133. The calculator keeps separate branches for 8-year self-cultivated farmland, 4-year replacement farmland, livestock land, self-managed forest, and public expropriation.

Reduction rates are preserved: 8-year self-cultivated farmland 100 percent, replacement farmland 100 percent, livestock land 100 percent, self-managed forest 10 to 50 percent, and public expropriation generally 10 to 40 percent depending on compensation method.

Eligibility and caps

A year with non-farm income over KRW 37 million is not counted toward the qualifying self-cultivation period. Non-business land can add 10 percentage points to capital-gains tax, and local income tax is 10 percent of the national tax.

Reduction caps are also preserved: generally KRW 100 million per year and KRW 200 million over 5 years, while the Article 70 replacement-farmland branch can be limited to KRW 100 million per year and KRW 100 million over 5 years. Special rural tax is commonly 20 percent of the reduction unless a branch is exempt.

Forest and expropriation details

Self-managed forest reduction tiers are 10 percent for 10 to 20 years, 20 percent for 20 to 30 years, 30 percent for 30 to 40 years, 40 percent for 40 to 50 years, and 50 percent for 50 years or more.

Public expropriation reduction is modeled as 10 percent for cash, 15 percent for ordinary bonds, 30 percent for 3-year bonds, and 40 percent for 5-year bonds. The English calculator calls calculateFarmlandForestCgt, so those exact branches are shared with the Korean page.
