Auction delivery order cost calculator

This page follows the Korean auction delivery order calculator under Civil Execution Act Article 136.

Deadline and availability

A delivery order must generally be filed within 6 months from the balance payment date. The Korean calculator checks the deadline date, remaining days, and whether the occupant type can use the delivery-order route.

Debtor-owner and non-opposing tenant cases are usually delivery-order candidates. Opposing tenants with unpaid status, lien holders, or third parties can require conditional analysis or a separate possession lawsuit.

Filing and execution costs

The delivery-order filing stamp fee is KRW 1,000. The source uses a service fee of KRW 5,500 per round from 2025-06-01 and applies 2 service rounds. Electronic filing applies a 10 percent discount where the source allows it.

The injunction estimate uses a KRW 10,000 stamp fee, 3 service rounds, execution fee of KRW 70,000, a security deposit near 1 percent of winning bid capped at KRW 30 million, and an insurance premium rate of 0.113 percent.

Lawsuit comparison

If the delivery order route is not available, the Korean source estimates a possession lawsuit value equal to winning bid times 1/2 and uses 15 service rounds for the lawsuit filing estimate.

Execution estimates can include warning fee, officer fee, labor units, moving, and storage. The result compares delivery-route total cost with lawsuit-route cost and shows the possible savings from using the correct route early.
