What Is the Korea Lease Right Registration Cost Calculator?

Lease-right registration protects a tenant who has not received a deposit back after lease termination, especially when the tenant needs to move out. This calculator checks basic eligibility and estimates filing costs, taxes, service fees, agent fees, and savings compared with jeonse-right registration tax.

The English calculator keeps the Korean model's manwon input convention for deposit amounts and unpaid deposit amounts, so values are entered in 10,000 KRW units.

Important Note

Eligibility depends on the lease ending and the deposit remaining unpaid. Residential and commercial leases also require separate review of opposing requirements and statutory scope.

Eligibility Requirements

  • The lease term must have ended by expiry, termination, or valid cancellation.
  • All or part of the deposit must remain unpaid.
  • For residential leases, the Housing Lease Protection Act lease-right registration path applies.
  • For commercial leases, the Commercial Building Lease Protection Act path can apply, subject to separate commercial-lease requirements.

Opposing Requirement and Priority

If the tenant already has opposing power through move-in report and possession, lease-right registration can preserve that position while the tenant moves. If opposing power was not established, registration can still create protection from the registration point, but earlier priority cannot be created retroactively.

Self Filing vs Agent Filing

  • Self filing includes taxes, registration fee, stamp fee, and service fee.
  • Judicial scrivener or lawyer filing adds an agent fee and 10% VAT.
  • The model also estimates the amount that may be claimed from the landlord as filing cost.

Can I file before the lease ends?

The Korean model treats lease termination as a core eligibility condition, so filing before the lease ends is not modeled as eligible.

Lease-right registration uses fixed small taxes, while jeonse-right registration tax is percentage-based, so the savings can be significant for large deposits.
