Align the quote basis before entering prices

Units and tax

Enter body material and installation in KRW/m, gates in KRW/each, and foundation, ground extras, removal, other work and survey as total KRW.
Convert amounts stated in ten-thousand-won units before entering them.
Align tax-inclusive final-payable amounts and do not add tax twice.
No tax rate is automatically applied.

Length and openings

Full boundary length includes the locations occupied by gates.
Add the actual clear widths of all openings and deduct that sum once.
Confirm whether gateposts, finishing and locks belong to the body or gate quote.
A zero or negative remaining fence length is rejected.

Height and price

Enter the height specified in the contractor proposal.
If the body price already covers that height, the separate surcharge is zero.
Use an additional KRW/m charge only when quoted separately.
Changing height does not reprice the fence; editing dimensions clears confirmation so you can verify the new specification.

Quote confirmation

The checkbox records that you reviewed price, quantity, footing, gates, removal and tax scope.
An unchecked proposal or a zero body price remains an incomplete subtotal and cannot be the lowest confirmed quote.
Other zero costs may mean included elsewhere or not applicable; zero alone does not prove an omission.

What to check for the six material options

Block and brick

Request comparable block size and thickness, brick specification, joints, plaster, paint and top finishing.
Verify the height covered by each per-metre price and any separate footing, drainage or gatepost charges.
The calculator does not assess masonry reinforcement or structural adequacy.

Panel and metal fence

Align panel dimensions, fence height, posts, fixings, coating, connections and corner details.
A materials-only price cannot be compared directly with a completed installation price.
Normalize removal, delivery, machinery and access costs as well.

Wood and hedge

For wood, confirm material dimensions and finishing; for hedges, confirm plant size, spacing, planting and initial care.
Ask the contractor to translate a per-plant price into the same completed boundary length.
Mature height, screening performance, durability and ongoing care are outside this initial-cost comparison.

Avoid double-counting footing, ground and gate costs

Choose no separate footing / included, strip footing or pad footing.
Selecting no separate footing forces the additional foundation cost to zero.
Material alone does not determine the required foundation.
Enter the type and total that follow from an actual site and structural review.

Ground condition records uninspected, ordinary, slope / soft ground or rock.
It never applies an automatic price multiplier.
Put separately quoted slope treatment, excavation, drainage, equipment access or spoil removal into ground extras or other costs exactly once.
A quote with uninspected ground remains provisional.

Gate cost equals quantity times the installed unit price.
For differently priced gates, use total gate cost divided by count as the average price while preserving their actual combined opening width.
Check separate electrical work, gate foundations and pillars.
Removal and disposal should include dismantling, transport and treatment charges.

From net length to the final budget

Quantities

Net fence length = full boundary length − total gate opening width.
Reference vertical area = net fence length × height.
Area is only a dimension check; it is not multiplied by a KRW/m price.
Calculate materially different heights as separate sections and avoid repeating shared fixed costs.

Construction

Body cost = net fence length × body unit price.
Height extra = net fence length × separate height surcharge.
Gate cost = gate count × installed unit price.
Construction cost adds body, height extra, footing, ground extras, gates, removal/disposal and other costs.

Remaining budget and unit cost

Remaining budget = construction cost + future survey fee.
Cost per full-boundary metre = remaining budget ÷ full length including gates.
This includes gates and fixed costs, so it differs from a contractor body-only unit price.

Variation range

Lower = construction × (1 − variation/100) + survey.
Upper = construction × (1 + variation/100) + survey.
Survey fees remain fixed.
At 0% both endpoints equal the base budget; even at 100% downward variation, the separate survey fee remains.

Step-by-step use

  1. Check full boundary length and height, then enter gate count and total opening width.
    With no gates, enter zero for both.
    Compare the resulting net length and reference area with the drawing.
  2. Select whether the survey is complete.
    Otherwise enter the confirmed amount still payable.
    Already-spent survey fees are excluded because the result describes remaining cash.
    Add historical spending separately in your project ledger if you need an all-time total.
  3. Enable the materials you want to compare and enter quotes with identical height, tax and scope.
    Include foundation type and total where separate, followed by ground extras, gates, removal and other costs.
    Confirm each proposal only after reviewing the complete scope.
  4. Check local rules with the authority, then mark them checked and enter a numeric cap if one applies.
    Use zero for no numeric cap only after checking.
    An unchecked rule is not equivalent to a confirmed absence of a cap.
  5. Set your own variation percentage and compare the upper budget with available funds.
    Review the encroachment scenario separately, then arrange LX consultation, boundary discussions and revised quotes using the same specification.

Worked example: a 30 m boundary

These figures are synthetic arithmetic examples, not market prices.
Deduct a 3 m gate opening from a 30 m boundary to obtain 27 m of fence.
At 1.5 m high, the reference area is 40.5 m².
Assume one gate and a future survey fee of KRW 700,000.

The metal quote assumes KRW 80,000/m for body installation, zero separate height surcharge, KRW 500,000 for footing, zero ground extra, KRW 600,000 for the gate, KRW 200,000 for removal and KRW 100,000 for other work.
Its KRW 2,160,000 body cost leads to construction of KRW 3,560,000.

The block quote uses KRW 100,000/m plus KRW 10,000/m for height, KRW 1,000,000 footing, KRW 300,000 ground extras, KRW 600,000 gate, KRW 200,000 removal and KRW 100,000 other work.
Construction is KRW 5,170,000.
After adding the same survey fee, its budget exceeds metal by KRW 1,610,000.

Distinguish three kinds of results

Lowest and incomplete

A star marks the lowest budget among confirmed proposals; ties show multiple materials.
It does not imply that unentered materials cost more.
Do not rely on a small incomplete subtotal until the quote has a positive body price and confirmed scope.

Range and firm quote

The range is user-defined sensitivity, not market minimum/maximum prices or a statistical confidence interval.
Enter newly identified work as actual cost items when possible.
Separately review quote expiry and conditions allowing changes after site inspection.

Encroachment cost and savings

Assumed demolition of KRW 1,000,000, restoration of KRW 2,000,000 and other damage of KRW 500,000 sum to KRW 3,500,000.
This is neither an expected award nor guaranteed survey savings.
It is not deducted from construction.
Loss occurrence and liability depend on the individual facts.

The 2 m reporting threshold and boundary review

The National Law Information OPEN API was checked on September 7, 2026 for Building Act Article 83 and Enforcement Decree Article 118.
Article 118(1)(5) identifies walls or retaining walls exceeding 2 m, constructed separately from a building, as reportable structures.
Exactly 2 m differs from exceeding 2 m; the calculator prompts review only above that threshold.

This is not a nationwide freely permitted height cap.
Local ordinances and district plans still require review at or below 2 m.
Ask the authority and designer about sloped-ground measurements, structures above retaining walls, connections to buildings and whether a fence legally counts as a wall.
Hedges are not automatically classified as reportable walls.

Civil Act Article 214 concerns removal or prevention of interference with ownership, while Article 750 addresses tort liability.
This calculator does not decide placement rights, demolition claims, compensation or cost sharing with neighbours.
Review survey results and boundary markers, then agree on position, height and construction scope with neighbours and the contractor.

Three practical situations

First boundary installation

If a survey is pending, use a provisional drawing-based length and check that the survey fee has not been left at zero.
The survey may change length or gate position.
A preliminary quote and a final construction commitment do not have the same certainty.

Replacing an existing wall

Confirm whether existing footing can actually be reused and what repairs are required.
Compare proposals that include both old-work removal and new installation.
If road access or neighbour space is needed, review access arrangements and restoration costs.

Selecting a material within budget

Compare identical height and gate arrangements first.
If you reduce height or length, obtain a new price for that alternative.
Lower initial costs can coexist with different performance and maintenance needs.
Painting, repairs and plant care require a separate future budget.

Frequently asked questions

How do I enter the boundary and gate widths?

Include gate locations in the full boundary.
Enter the combined actual clear opening widths and subtract them once from the fence length.
With no gates, both gate count and opening width must be zero; openings must be shorter than the full boundary.

Why does changing height leave the price unchanged?

Height alone cannot establish additional material, post or footing costs.
Obtain a body price or separate height surcharge for the revised height.
Confirm the proposal again after editing dimensions.

Should I include survey costs already paid?

Checking completed makes the future survey cost zero.
Previously paid costs do not belong in remaining cash needs.
If another survey is required, use incomplete and enter its confirmed additional quote.

Does a hedge above 2 m require reporting?

The calculator does not automatically classify a hedge as a wall under the Building Act.
Check the actual structures, attachments and applicable local plans.
Your confirmed local height cap is still compared with hedge height.

Does every zero mean missing work?

No.
Work included elsewhere or not applicable can have zero additional cost.
Confirmation records review of those inclusions.
A zero body unit price, however, excludes a proposal from the lowest confirmed quote.

Can I immediately contract for the cheapest option?

A star identifies the arithmetic minimum among entered confirmed proposals, not a recommendation based on structure, privacy, lifetime or care.
Review specification, boundary, footing, drainage, site conditions and contractual extra-cost provisions.

Why are assumed encroachment costs not deducted?

The amount is a loss scenario with no established occurrence probability or prevention effect.
It remains separate so it cannot be mistaken for guaranteed survey savings or court-awarded damages.
