Plan a Korea NPS Silver Loan before visiting a branch

The National Pension Service Silver Loan is a Korea-specific emergency old-age loan for certain pension recipients aged 60 or older. It is limited to a housing lease deposit, medical expenses for the pensioner or spouse, a spouse's funeral expenses, or disaster recovery for the pensioner or spouse. Who the published rules cover

The basic published signal is a person aged 60 or older who resides in Korea and receives an old-age pension, divided pension, survivor pension, or disability pension at grade 1, 2, or 3. The pension must be in normal payment status. Meeting those basics does not guarantee a loan because exclusions, use evidence, the filing window, available annual budget, and the NPS review still apply.

Important exclusion signals

An outstanding NPS Fund loan is treated as an exclusion signal, not as a balance deducted from a new ceiling. The official public page specifies a minimum age of 60 but does not publish an upper age limit, so this calculator does not invent a cutoff at age 79.

NPS states that applications are accepted while the annual budget remains available. A branch accepts the application, and eligible mobile routes may be available for some uses. Housing lease-deposit applications require branch handling under the current public guidance, so do not assume that every purpose can be completed on a phone.

How the KRW 10 million ceiling is calculated

The executable planning amount is constrained by three figures: twenty-four times the final monthly pension paid, the actual evidenced expense, and the published KRW 10 million maximum. NPS uses KRW 100,000 units, so an amount below a full unit is truncated. The calculator also truncates the requested amount before building the repayment table.

Official explanatory limit example

A final monthly pension of KRW 450,000 produces a pension-linked amount of KRW 10.8 million. If the supported medical expense and requested amount are both KRW 5 million, the expense is the smallest constraint, so the planning ceiling is KRW 5 million. Entering a KRW 10 million request would not increase the result above the evidenced expense.

Equal-principal repayment, grace, and pension burden

The published method is equal-principal repayment. Principal can be repaid over one to five years, with no grace period or a one- or two-year grace period. The maximum combined term is therefore seven years. During grace, the model charges interest without reducing principal. During repayment, regular principal is constant and interest falls with the opening balance.

Principal and interest begin in the month after disbursement, reducing total interest fastest.

One-year grace

Twelve interest-only months precede the selected principal term.

Two-year grace

Twenty-four interest-only months lower the initial payment but increase total interest.

NPS also states that the monthly principal-and-interest payment should stay within half of the monthly pension. The tool compares the highest regular scheduled payment with that reference. It does not include a one-time voluntary prepayment in the affordability test because that amount is chosen by the user, but the prepayment row remains visible in the schedule.

Q3 2026 rate and why the schedule is an estimate

The NPS notice sets the Q3 2026 normal rate at 2.92% per year and the overdue rate at 5.84% per year for 2026-07-01 through 2026-09-30. The normal rate is reset quarterly using the lower of the five-year Korean Treasury Bond average and the weighted-average bank deposit rate described by NPS.

The calculator holds the entered rate constant so that choices can be compared. It rounds each month's interest from the opening balance multiplied by the annual rate divided by twelve. NPS may use execution dates, pension payment dates, daily accrual, and its own truncation convention. A public NPS example can consequently differ by a few hundred won without indicating a policy mismatch.

Review the ±0.5 percentage-point sensitivity instead of treating one total-interest number as guaranteed. Recheck the applicable quarter's rate immediately before execution and whenever the rate resets.

How to use the prepayment comparison

NPS describes automatic debit, deduction from pension benefits, and ad hoc repayment through a virtual account. In this planning model, the extra amount is applied in the selected month and the original regular principal amount continues afterward, shortening the term. The actual NPS recalculation after a partial prepayment may differ, so ask the branch about the virtual-account process and revised payment plan.

  1. Treat month one as the month after disbursement.
  2. Enter zero for the month or amount when no comparison is needed.
  3. Compare planning interest saved and months shortened with the baseline.
  4. Keep enough cash for rent, treatment, recovery, and daily living before prepaying.
  5. Confirm the branch's account, deadline, allocation order, and revised schedule.

Frequently asked questions

Does a pension-linked amount above KRW 10 million guarantee the maximum loan?

No. Actual evidenced expense can create a lower ceiling, and the applicant must still clear exclusions, filing rules, budget availability, and NPS review.

Is a person aged 80 or older automatically excluded?

The current public guidance states a minimum age of 60 and does not state an upper cutoff. Other applicant and exclusion conditions still apply.

Does the tool deduct a guarantee fee from disbursement?

No. NPS states that the guarantee-fee system was abolished on October 1, 2013. The schedule therefore uses the planned principal without a guarantee-fee deduction.

Why can the calculator differ from an official NPS example?

This model uses transparent monthly rounding and a constant entered rate. Execution-day interest, pension payment dates, quarterly resets, and official rounding or truncation can produce small differences.
