Loan product recommender guide

This English guide translates the Korean loan recommendation page. The calculator calls calculateRecommendations with the Korean product table, so recommendations depend on DSR, LTV, credit grade, job stability, and policy-finance eligibility.

Profile and DSR

The Korean engine stores income, existing debt, requested amount, and estimated limits in manwon units, where 1 manwon is KRW 10,000. It calculates the user DSR from annual repayment divided by annual income and then checks the DSR after the new loan.

A product can be eligible in name but weak in score if the projected DSR is too high. The model ranks recommendations by eligibility, expected rate, estimated limit, credit grade, job stability, and whether the requested amount fits the product limits.

Housing, jeonse, and policy finance

For housing loans, the Korean page uses LTV by region and housing count, and it checks first-time buyer, newborn household, property price, spouse income, and policy-finance eligibility. Bogeumjari, qualified mortgage, newborn special, and ordinary bank mortgage products are evaluated separately.

For jeonse loans, the model checks deposit amount, metro-area condition, newborn household, spouse income, and policy products such as Buteommok. It also compares bank jeonse loans against policy finance rather than assuming one flat rate.

Credit, auto, business, and refinancing products

Credit loans depend heavily on credit grade and job type. Public servants, professionals, regular employees, freelancers, self-employed workers, unemployed users, and students receive different stability assumptions and warnings.

The recommendation list can include internet-bank credit, savings-bank credit, welfare finance, auto loans, business loans, and refinancing. The result should be read as a screening table, not a bank approval notice, because each lender can apply its own current underwriting rules.
