Korea Farmland Recovery Sale, Lease & Repurchase Ledger

Connect sale proceeds, debt repayment, annual rent and savings to a full-repurchase cash gap and monthly saving target under documented Korean 2026 terms.

Uses South Korea’s 2026 farmland recovery program. Confirm your eligibility, lease extension, repurchase deadline, applicable rate and settlement with KRC.

Plan the money to buy the farmland back after paying debt.

A full-repurchase planning ledger for Korea’s 2026 farmland recovery program. Leave entries unconfirmed until checked. The July 2026 announcement of a 3% to 2% reduction does not by itself establish your contract rate or formula.

1. Assets, debt and KRC eligibility review

Confirm the recognized disaster and measurement period with KRC.

Evidence for this stage

Check every input in this stage against the stated evidence. Assumed and confirmed entries require a name and date. Confirmation describes input evidence, not program approval or guaranteed future income.

The guide’s KRW 40 million debt, 40% debt-to-assets and 50% disaster references are compared independently. They are not combined into automatic eligibility. KRC reviews agricultural status, recovery prospects, recognized assets and debts, and the land.

2. Sale proceeds and this debt repayment

Enter verified costs. Taxes and refunds are not calculated.

Allocate at most the nonnegative net proceeds. Remaining sale cash is not saved automatically.

Evidence for this stage

Check every input in this stage against the stated evidence. Assumed and confirmed entries require a name and date. Confirmation describes input evidence, not program approval or guaranteed future income.

3. Lease horizon, annual rent and saving

Ordinary lease: 7 years, with up to 3 years of approved extension. Years 1–6 model early repurchase, not a change to the statutory lease.

Unconfirmed extension withholds balances from year 8 and full-horizon totals. Record approval evidence below.

Regular savings and one-off funding are deposits into this account before rent. Exclude money needed for living, farming and remaining debt payments. Do not duplicate a funding source across fields. Rent does not repay repurchase principal.

4. Repurchase terms and additional costs

Plan from the sale to full repurchase. Reconcile partial-repurchase, installment or prepayment histories separately with KRC. Do not subtract past payments from a scenario formula.

Do not re-enter costs already included in the quote.

Prepare for the farmland-bank consultation

  • KRC-recognized assets, debts, disaster evidence and eligibility review
  • Purchase proposal separating land and facilities, actual debt settlement and cost breakdown
  • Rent due dates, extension approval, individual repurchase deadline, rate, formula and remaining total
  • Savings and funding checked for overlap, and any partial-repurchase, installment or prepayment settlement

Amounts and evidence notes are not stored on the server. Do not enter names, account numbers or identifying details. Save the ledger before closing the page; inputs reset when the page is closed.

Plan beyond the sale that pays off the debt

South Korea’s farmland recovery purchase program allows Korea Rural Community Corporation, or KRC, to purchase land from a farmer or agricultural entity in temporary financial difficulty and lease it back to that operator.
The former owner can request repurchase before the lease ends, subject to the governing rules.
Debt relief at sale and the money needed to regain the land therefore belong in the same plan.

This Korean 2026 calculator connects a purchase proposal, actual debt repayment, annual rent, regular savings and separate funding in one cash ledger.
It is useful when a farm family needs to decide how much sale cash can be reserved for repurchase after allowing for living costs, farming costs and payments on remaining debt.

The decision and next step

Review the shortfall at sale, the maximum year-end operating gap during the lease and the final full-repurchase gap separately.
Save the ledger and discuss eligibility, extension approval, the individual repurchase deadline and the actual settlement price with the farmland bank.
An owner’s lease-trust net income and farmland-pension payments are separate calculations.

Separate the 2026 rules from personal contract terms

Seven years, plus up to three extension years

Decree Article 19-5 sets an ordinary lease of 7 years and permits an extension of up to 3 years when KRC recognizes qualifying difficulty in achieving recovery.
A 1–6-year entry represents an early full-repurchase plan.
An 8–10-year entry also requires the extension status; it does not promise a ten-year entitlement.

Annual rent cap: 1%

The same article places annual rent within 1% of the purchase price.
Enter the agreed rent after checking local customary rent and the land’s conditions; the cap is not a universal rental quote.
Rent above the cap remains in the cash scenario and triggers a warning to separate rent from extra charges and recheck the agreement.

The announcement reducing 3% to 2%

MAFRA’s policy announcement dated 2026-07-07 describes reducing the fixed repurchase rate from 3% to 2%.
That announcement alone does not establish your contract’s application date, simple or compound method, variable-rate choice or transitional provisions.
The calculator starts unconfirmed; 2% appears only in its fictional example.
Rent reductions and interest waivers for the separate young-farmer lease-then-purchase program are not applied here.

Three independent program reference checks

MAFRA’s 2026 agricultural program guide, printed page 59, describes disaster loss of at least 50%, or debt of at least KRW 40 million with a debt-to-assets reference of 40%.
This calculator compares the three figures independently and does not combine them into an eligibility decision.
KRC must review the recognized assets and debts, agricultural status, recovery prospects and qualifying land.

Debt reference

KRW 40,000,000

Debt-to-assets reference

40%

Disaster loss reference

50%

Debt-to-assets is total debt divided by assets, and is withheld if assets are zero.
The disaster check remains withheld until the disaster-evidence checkbox is selected.
The KRC review field records an outcome you have actually obtained from the agency; the calculator does not approve it.
A figure below one reference does not by itself settle all disaster pathways, exceptions or application possibilities.

Evidence states follow the saved ledger

Input evidence confirmed

Use this when every entry in a stage has been checked against a KRC proposal, agreement or balance document.
Record its name and date; confirmation concerns the evidence, not program approval or guaranteed future deposits.

Assumed

Use an explicit assumption for future savings, projected appraisals and rate comparisons.
A simple-interest or annual-compound repurchase forecast always remains assumed, even if the underlying evidence selector says confirmed.

Unconfirmed / withheld

Leave unknown values in this state.
Unknown rent is not treated as zero: dependent balances and funding gaps are withheld so missing information cannot inflate apparent saving capacity.

Profile, sale, lease, repurchase and funding each carry evidence.
If several documents support a stage, list them in the note and check that they cover every entry.
Assumed and confirmed states require a valid date and a nonempty evidence name, dated no later than the input as-of date.
An evidence date is a documentation reference, not a sale date or calculated legal repurchase deadline.

Enter funds without counting the same money twice

Sale proceeds and debt repayment

Separate the proposed purchase prices for land and facilities, the debt actually repaid at sale and verified sale taxes or registration costs.
Repayment cannot exceed the entered total debt, and allocated repurchase cash cannot exceed nonnegative net sale proceeds.
Unallocated sale cash is displayed separately and never enters the repurchase account automatically.

Annual rent and deposits

Enter annual rent, regular saving deposits and separate one-off funding for each year.
Savings are deposits before rent is deducted; entering an already net-of-rent saving amount would deduct rent twice.
Exclude cash required for living, farming and payments on remaining debt.
The first-year copy button copies all three columns, so remove a one-time receipt from years in which it will not recur.

Existing savings and repurchase extras

Existing separate savings must not overlap with allocated sale cash.
Family support or loan proceeds entered as one-off funds must not duplicate another field.
Loan approval and future repayments need a separate budget.
Do not re-enter taxes or registration charges as extras if they are already included in the quoted repurchase total.

Formulas connecting repurchase and cash balances

Sale and annual account

Net sale cash = land price + facility price − repayment − sale costs
Opening balance = allocated sale cash + separate existing savings
Closing balance = prior balance + regular savings + one-off funds − rent

Full-repurchase land and facilities

Decree Article 19-6 distinguishes the lower of land appraisal and purchase price plus the ministerial-rate amount, while facilities use their original purchase price.
Scenario mode compares the input land appraisal with a user-selected simple-interest or annual-compound amount, then adds the original facility price.
A documented KRC full-repurchase total can instead be entered directly.

Simple assumption: min(land appraisal, land price × (1 + annual rate × years)) + original facility price
Compound assumption: min(land appraisal, land price × (1 + annual rate)^years) + original facility price

Funding gap and average monthly target

Total need = repurchase price + separate repurchase extras
Gap = max(total need − final balance, 0)
Required monthly saving = ceil(max(total need + total rent − opening balance − one-off funding, 0) / (years × 12))
Additional monthly saving = ceil(gap / (years × 12))

Inputs use whole KRW.
Formula-based repurchase prices round to the nearest won, and monthly targets round up to the next won.
Savings return is assumed 0%; inflation and after-tax investment returns are not included.

Step-by-step use

  1. Enter assets and debts on a consistent basis, record disaster evidence and the KRC eligibility review.
Leave the profile unconfirmed if the documents are not available.
  2. Transfer the separate land and facility amounts from the proposal, then enter repayment, sale costs and the cash actually allocated to repurchase.
The entire remaining sale proceeds are not allocated automatically.
  3. Select the horizon, check extension needs and enter annual rent and deposits.
Prepare a separate monthly calendar when due dates and incoming cash occur at different times.
  4. Enter KRC’s quoted full-repurchase total or compare an explicit land appraisal and rate under simple or compound assumptions.
If the method is unknown, leave repurchase unconfirmed and organize the other stages first.
  5. Remove overlaps among sale allocations, existing savings, regular saving and one-off receipts.
Check evidence dates and correct any validation errors.
  6. Review the gaps and annual balances, then save TXT or print to PDF.
Update the figures and evidence states after confirming personal terms with KRC.

A fictional seven-year funding example

Assume land proceeds of KRW 300,000,000, no facilities, total debt of KRW 250,000,000, repayment of KRW 240,000,000 and sale costs of KRW 10,000,000.
Net sale cash is KRW 50,000,000; allocate KRW 30,000,000 of it and add KRW 20,000,000 of independent existing savings to open the repurchase account at KRW 50,000,000.
Remaining debt is KRW 10,000,000 and unallocated sale cash is KRW 20,000,000.

For seven years, assume annual rent of KRW 2,000,000, regular saving deposits of KRW 24,000,000 and no one-off receipts.
The balance rises by KRW 22,000,000 per year, with total rent of KRW 14,000,000 and regular deposits of KRW 168,000,000.

622,000,000182,000,000
722,000,000204,000,000

Result under a 2% simple-interest assumption

With a projected land-only appraisal of KRW 360,000,000, the simple-interest price of KRW 342,000,000 is lower.
Add KRW 3,000,000 of separate repurchase costs: total need is KRW 345,000,000 against the final balance of KRW 204,000,000, leaving a gap of KRW 141,000,000.
Required average regular saving from the start is KRW 3,678,572 monthly, or KRW 1,678,572 more per month than this plan.
These are fictional arithmetic results, not approved lending or a KRC quote.

Reducing only the appraisal to KRW 320,000,000 makes the repurchase price KRW 320,000,000 and the gap KRW 119,000,000.
Keeping the KRW 360,000,000 appraisal and choosing annual compounding at 2% gives a land-price assumption of KRW 344,605,700.
Adding original facility proceeds of KRW 10,000,000 separately makes the simple-assumption repurchase price KRW 352,000,000; facilities are not mixed into the land-appraisal comparison.

Interpret three different shortfalls

Shortfall at sale

If repayment and sale costs exceed the purchase proceeds, additional cash is needed immediately.
The model does not silently pay this gap using existing savings or borrowing; reconcile the actual funding and the savings left afterward.

Operating gap during the lease

An intermediate negative closing balance matters even if a large final-year receipt later eliminates the repurchase gap.
Negative balances remain signed and the maximum year-end deficit is shown, without automatically creating a loan.

Repurchase gap

This is the difference between the final repurchase need and the account balance at that time.
Do not blindly add it to sale and operating gaps: the same missing cash can be counted more than once.

If the monthly target exceeds realistic income, reconsider the planned repurchase timing, unallocated sale cash, confidence in one-off receipts and farming cash flow.
Annual netting does not establish whether rent due early in a year can be met by cash arriving late in that year.
Even positive balances at every year end do not guarantee the absence of a monthly liquidity gap.

Practical scenarios and limits

  • Family saving discussions: vary annual deposits and enter a promised contribution only once.
An expected family transfer can remain assumed until its evidence is confirmed.
  • Seven years versus extension: an unconfirmed extension withholds rent and balances from year 8.
Distinguish a hypothetical extension from actual approval; a statutory maximum is not your personal contract end date.
  • Rate and appraisal sensitivity: compare simple interest, annual compounding and different appraisals, then check the actual formula and period basis with KRC.
This is a complete-year plan from sale to full repurchase, without monthly or daily contractual interest proration.
  • Complex payment histories: historical partial repurchases, installments and prepayments are not automatically credited.
Partial repurchase has an appraisal-based statutory branch, so the full-repurchase lower-price comparison must not be reused for it.

Amounts and notes are not stored on the server; save TXT or print before closing the page.
Exports contain raw inputs, evidence names, dates and states, so avoid account numbers and personal identifiers.
Tax refunds, future market prices, loan approval and repayments, investment returns and final program selection are outside the model.

Frequently asked questions

Do figures above the references guarantee eligibility?

No: these are independent numeric checks, while KRC reviews agricultural status, recovery prospects, recognized assets and debts, and qualifying land.

Does paying rent reduce repurchase principal?

Rent is a cash cost of using the land, not a prepayment of repurchase principal, and is not automatically deducted from the repurchase price.

Should I simply use 2% for a 2026 contract?

The 2026-07-07 reduction announcement is verified, but KRC must confirm the application date, method and variable-rate terms of your individual contract.

Why is the formula result assumed despite confirmed evidence?

Simple-interest and compound modes combine a selected formula with a projected appraisal, so they remain scenarios rather than an official KRC settlement.

Can I enter zero for unknown rent?

Use zero only when it is the documented amount; otherwise keep rent unconfirmed so dependent balances and totals remain withheld.

Why are all remaining sale proceeds not saved automatically?

Only explicitly allocated sale cash enters the opening balance, preventing money needed for living or farming from being overstated as repurchase savings.

Can this settle partial repurchase or past installments?

No: partial-repurchase pricing and historical installment or prepayment settlements require a separate KRC reconciliation outside this full-repurchase forecast.

Is an exported date my legal repurchase deadline?

No: the as-of and evidence dates document the inputs, so separately confirm your individual application deadline before the lease expires.
